Property Showcase

Prospective tenants contact us via email, text, call, or our website to schedule viewings. We promptly respond and offer virtual showings for out-of-town renters. After viewings, interested parties can apply for the property.

Processing and Screening

To maintain a well-tenanted and well-maintained property, we rigorously screen applicants by verifying employment, rental references, pet information, and credit status. This ensures we attract long-term, quality tenants. Upon successful screening, we offer the property to the tenant.

Signing of Lease Agreement

The chosen applicant signs the Lease either physically at our office or electronically, offering flexibility. Our Lease documents adhere to the Alberta Residential Tenancy Act. A Holding Fee, equivalent to one month’s rent, is collected at the time of Lease Signing, contributing to the first month’s rent.

Move-In and Key Handover

After a successful Lease signing and Holding Fee collection, we coordinate a Move-In inspection and key handover with the tenants. The tenant provides a Damage Deposit equivalent to one month’s rent before Move-In.

Handling Move-In Deficiencies

Our Maintenance team promptly addresses any deficiencies identified during the Move-In inspection, ensuring a smooth transition for the tenants.
